Florida Realtors® / Florida Bar Contract for
Residential Sale & Purchase
4-hour Specialty CE credit course

This course will familiarize students with the most widely used contract form in the state of Florida. This contract is a joint effort of the Florida Realtors and the Florida Bar. It’s used in all 67 counties by small and large Brokerages. Students will also discuss the riders that can be used in circumstances where the standard contract by itself won’t accomplish the objectives of the parties.

OBJECTIVES - After taking this class, students will be able to:

  • Identify and accurately complete the appropriate addenda to use in any specific situation
  • Explain the differences between assignment with recourse and without recourse
  • List the timelines and parties for notification regarding mortgage commitments
  • Define the difference to a buyer or seller of cosmetic V functional deficiency
  • Accurately calculate the down payment and financing acquired to achieve the agreed upon price and terms
  • Explains the rights of a seller regarding repairs in an "as-is" contract
  • List the options available to a buyer when a seller defaults on a contract
  • Contrast the difference between funding at closing and closing in escrow
  • Allocate closing costs between the parties
  • List the times (number of days) for cancellation between a condominium resale and a newly constructed condominium
  • Define the difference between mediation and binding arbitration

Meet Your Instructor: Christy Yonta

Christy has been working in the real estate industry in Florida since 2006. Her experience includes all aspects of residential and commercial real estate transactions as well as Estate Planning and Probate Law. Christy’s experience in Real Estate during both the recession of 2008 and the aftermath of the Pandemic led to a wealth of knowledge in unique transactions.

She is passionate about educating Realtors and providing them with information to facilitate smooth closings, resulting in happy customers.

Christy’s background working for a Title Company, a National Title Underwriter and as an Attorney enables her to bring relevance to the information she delivers in her classes. Her primary goal in each class is to inspire everyone who attends through humor and real-life examples. Attendees will leave with knowledge they can implement in their businesses and move them forward to achieving their goals.

Christy is currently a solo practitioner on the Treasure Coast and looks forward to assisting Realtors, both new and experienced, in this ever-changing real estate landscape.
