Understanding real estate law is essential for every licensee. In today’s complex legal environment, the risk of crossing into the “danger zone”—the unlicensed practice of law—is higher than ever. This essential Core Law course empowers real estate professionals to recognize legal boundaries, understand critical disclosure requirements, and stay compliant with Florida law.

Through real-world examples and practical guidance, participants will gain a deeper understanding of legal responsibilities in real estate transactions and learn how to protect themselves and their clients from legal pitfalls. This course not only satisfies your 3-hour Core Law CE requirement—it strengthens your confidence and competence as a real estate professional.

Learning Objectives:

By the end of this course, participants will be able to:

  • Recognize and avoid the unlicensed practice of law.
  • Understand the two Supreme Court-approved residential lease forms available for use by licensees in Florida.
  • Explain disclosure obligations under Johnson v. Davis and Rayner v. Wise Realty Co.
  • Demonstrate knowledge of the Florida Residential Landlord and Tenant Act.
  • Identify required disclosures for condominiums and HOA-governed properties.
  • Recognize key Florida Environmental and Growth Management laws.
  • Understand the Florida Brokerage Relationship Disclosure Act and its requirements.
  • Differentiate between Single Agent, Transaction Broker, and No Brokerage relationships.
  • Explain how to properly transition from one brokerage relationship to another.
  • Describe disclosure requirements in the Designated Sales Associate Relationship.
  • Understand FREC rules regarding a broker’s escrow account.
  • Identify common environmental hazards that may affect real property.
  • Explain the purpose and scope of Florida’s Mutual Recognition Agreements with other states.
